How to Install Smoke and CO Detectors

Beginner 30 minutes - 1 hour for full apartment Electrical

Introduction

NYC law requires working smoke detectors in every apartment and carbon monoxide detectors in any dwelling with a fuel-burning appliance or attached garage. NYC Local Law 157 mandates that all smoke detectors in residential units be replaced with sealed 10-year lithium battery models — no more removable batteries. Landlords must provide these, but tenants are responsible for maintenance and testing. This guide covers proper placement, installation, and the specific NYC requirements you need to follow to stay safe and legal.

Step-by-Step Instructions

  1. Step 1 Understand NYC Requirements

NYC law requires at least one smoke detector within 10 feet of every bedroom. In apartments with bedrooms in separate areas, you need detectors covering each sleeping area. Since 2016, NYC requires all residential smoke detectors to be the sealed 10-year battery type — models with removable batteries no longer comply. CO detectors are required within 15 feet of any fuel-burning appliance, including gas stoves, which nearly every NYC apartment has. Combined smoke and CO units count for both requirements. Check with your landlord — they are legally required to provide and install initial detectors.

  2. Step 2 Choose Optimal Placement

Mount smoke detectors on the ceiling or high on the wall within 12 inches of the ceiling — smoke rises. Place them in hallways between bedrooms and living areas. Do not install within three feet of a window, door, or HVAC vent where air movement may delay smoke detection. Keep kitchen-area detectors at least 10 feet from cooking appliances to reduce false alarms — a major issue in small NYC kitchens. For CO detectors, mount at about five feet high on a wall, as CO mixes evenly with room air. Every floor of a multi-story home needs coverage.

  3. Step 3 Mount the Detector

Most modern detectors come with a mounting bracket, screws, and sometimes adhesive mounting pads. Hold the bracket at the chosen location and mark screw holes with a pencil. For drywall ceilings, use the provided anchors if you cannot hit a joist. For plaster ceilings common in NYC pre-war apartments, use appropriate plaster anchors or drill into wood lath. Screw the bracket in place, then twist the detector body onto the bracket until it clicks. If using adhesive mounting on a smooth ceiling, clean the surface first and press firmly for 30 seconds.

  4. Step 4 Test and Activate

Press and hold the test button on each newly installed detector — it should produce a loud alarm tone. If it does not, check that the unit is properly seated on the bracket and that any pull-tab or battery activation strip has been removed. Test all detectors monthly by pressing the test button. Interconnected wireless models, where triggering one sounds all units, are excellent for larger NYC apartments so an alarm in a far room is still heard. Write the installation date on the detector with a marker so you know when the 10-year unit needs replacement.

  5. Step 5 Maintain and Know Your Response Plan

Vacuum detectors every six months to remove dust that can cause false alarms or reduce sensitivity. Never paint over a detector. Never disconnect or remove a detector because of false alarms — instead, relocate it further from the kitchen. Plan and practice an escape route from your NYC apartment — know two ways out if possible and designate a meeting spot outside. In high-rise apartments, know whether your building's fire plan calls for evacuation or shelter-in-place. Replace the entire sealed unit when it chirps indicating end of life, or after 10 years, whichever comes first.

When to Call a Professional

Call HandyMen NYC if you want a complete detector audit of your apartment to ensure full code compliance, if you need detectors installed on high ceilings typical of NYC loft spaces, or if you want interconnected hardwired detectors installed. Your landlord is legally required to provide and install initial detectors — if they have not, document your request in writing and contact 311 if they do not comply. We install code-compliant detector systems in apartments and small buildings throughout NYC.
